Who we clear land for

Landowners, builders and ranchers

Land clearing around San Antonio usually starts with one of three plans. A landowner wants a homesite, a builder needs clean ground on schedule, and a rancher’s after the grass the brush took over.

Did you know?

By the 1920s, the Texas longhorn was nearly gone. Forest Service men looked over more than 30,000 head of Texas cattle and picked just 30. In 1927 that little herd was shipped to an Oklahoma refuge where it’d help save the breed.

FAQs about an excavating contractor in San Antonio

Answers before you call

Planning a clearing or dirt job brings up the same few questions. They’re about what drives the estimate, when cedar can come out, what a burn ban changes and whether your tract needs a permit. Here’s what we tell people.

How much do land clearing and site preparation cost in San Antonio?

Land clearing and site prep in San Antonio are priced on acreage, brush density, and how much rock and slope the machines have to work. A tract that only needs mulching costs less than one that’s also getting stumps pulled, a pad built and a driveway base hauled in. Gate access and the haul distance for fill or debris move the number as well. Longhorn Land Clearing & Excavation gives free estimates from your photos and a map pin.

What is the difference between forestry mulching and bulldozing land?

Forestry mulching grinds standing brush and small trees into a layer of mulch where they stood, while a dozer pushes brush, roots and topsoil into piles. On the thin soil over limestone north and west of San Antonio, pushing can scrape away much of what little topsoil there is. Mulching also doesn’t leave piles to burn or haul, which counts for a lot when a county burn ban is on. A dozer or excavator still has the edge where roots have to come out, like under a building pad or on mesquite that would resprout.

What is the difference between an excavating contractor and a land clearing company?

A land clearing company takes vegetation off the ground, and an excavating contractor moves the ground itself for pads, driveways, stock tanks and grading. Around San Antonio, a lot of acreage jobs need both, because the dirt work can’t start until a homesite is cleared. Longhorn Land Clearing & Excavation does both with its own machines, so one crew can clear a tract, grub the roots and build the pad. Small rural demolition, like old barns, sheds and slabs, sits on the excavating side too.

How do I get raw land near San Antonio ready for a new home?

Start with the rules, then the brush, then the dirt. Check whether the tract falls in San Antonio’s city limits or ETJ, since that’s what decides if the city’s tree paperwork applies. Then check whether TCEQ’s Edwards Aquifer rules reach it. After that, the homesite and driveway route get cleared, stumps under the pad get pulled, and the pad is built to your builder’s plans. Towns like Boerne, Helotes and Bulverde have their own tree or clearing rules, so the first call goes to the city or county.

Can land be cleared during a county burn ban?

Yes, mulching keeps working during a burn ban because nothing gets burned. County commissioners courts can ban or restrict outdoor burning for up to 90 days when drought readings climb. Land clearing isn’t one of the exceptions. Longhorn Land Clearing & Excavation grinds the brush into mulch on site or loads it out in dump trailers, so a ban doesn’t stall the job. The same goes for tracts in Bexar, Kendall, Comal, Bandera and Medina counties.

When is the best time of year to clear land around San Antonio?

Fall and early winter suit most clearing around San Antonio, because that’s when the seasonal guidance for cedar and oaks lines up. TPWD advises removing juniper in or near golden-cheeked warbler habitat September through February, outside nesting season. Texas A&M Forest Service says to avoid wounding oaks February through June. Open pasture with no oaks or warbler habitat nearby can be cleared any month the ground is dry enough to carry the machines.

How long does it take to clear a lot or a few acres near San Antonio?

Clearing time depends on brush density, tree size, slope and rock, and whether the brush is mulched in place or hauled off. A small lot with light brush won’t take as long as a hillside packed with mature cedar. Pulling stumps or grubbing roots adds time on top of mulching. Weather plays in too, since wet clay can keep tracked machines off a tract until it dries. Longhorn Land Clearing & Excavation gives a time estimate along with the free price estimate.

Will heavy equipment tear up my property during land clearing?

Rubber-tracked machines spread their weight over a wide footprint, so a compact track loader with a mulcher head leaves lighter marks than a wheeled machine. Ruts mostly come from working wet ground, and that’s why a good crew waits out soaked clay instead of pushing through it. Point out driveways, well heads and anything buried before the machines unload. Holes left from grubbing roots should be smoothed back over before the crew leaves.

What should I do about an old barn, slab or fence on land I just bought?

Decide what you’re keeping before any clearing starts, because tearing out an old barn, a cracked slab and rusted barbed wire goes easiest in one visit. Power and water to the barn need to be confirmed off, and any water well should be marked so the machines stay clear of it. Longhorn Land Clearing & Excavation takes down small rural structures, hauls off concrete and old fencing, and leaves clean ground behind. If the slab sits where the new house goes, it can come out and the spot can be graded for a new pad.

Why is so much land around San Antonio covered in cedar and mesquite?

The Balcones Escarpment splits the region, and the brush follows it. North and west, on the Edwards Plateau’s shallow limestone soils, Ashe juniper (what most people here call cedar) grows thick among live oak and Spanish oak. South and southeast, on the South Texas Plains’ clays and sandy loams, mesquite, huisache, thorny brush and prickly pear take over pasture. That split sets the clearing method, with mulchers on cedar around Helotes and Boerne and grubbing on mesquite pasture toward Lytle and Floresville.

What we do around San Antonio

Five kinds of work, one yard

Cleared and graded homesite on Hill Country acreage

Land Clearing

San Antonio’s tree ordinance reaches about five miles past city limits into the ETJ, where a tree affidavit or permit comes before clearing. We’ll check where your tract sits before the mulcher unloads. Flag the live oak mottes you want kept and they stay, while Ashe juniper, mesquite and huisache come out. On mesquite pasture, land clearing that grubs out the crown keeps the brush from resprouting. Homesites and fence lines start with a free estimate from your photos and a map pin.

Forestry Service

A forestry mulcher on a compact track loader grinds Ashe juniper and underbrush in place, and the cedar brake ends up as mulch. Bexar County has urged north side owners to keep defensible space through dry summers, and on cedar acreage, that’s a thinning job first. Near golden-cheeked warbler habitat, federal nesting season runs March 1 through August 31, so cedar work there belongs in fall or winter. We run our own machines, and our forestry service also covers fire breaks and storm wood.

Earth Works Company

Cleared ground still isn’t ready for a slab. Site prep comes next, then a building pad brought up in compacted lifts, with cut and fill where limestone shelves out under shallow soil. We’re licensed and insured, and we call 811 before we dig. Over the Edwards Aquifer in Bexar, Comal and Medina counties, TCEQ can require a plan before regulated work disturbs soil, so we check that first. As an earth works company, we build to your engineer’s spec for homes and barndominiums.

Earthmoving Company

Dig a stock tank on Hill Country ground west of San Antonio and you’ll often hit limestone near the surface, since the soil’s shallow and alkaline. Fractured rock lets water seep out, so a tank may need a clay core or bentonite before it holds. The same crew cuts ranch roads, lays gravel drives and grades pasture, which means one earthmoving company covers the tract. David runs the crews and the machines, and he’s done clearing and dirt work around San Antonio since 2000.

Demolition Contractor

Old barns and abandoned mobile homes often have to come down before a builder stakes a homesite. Around Castroville, new lots sit right against former farm ground, where a run of barbed wire can still be standing. Our work as a demolition contractor stays on rural ground: barns, sheds, slabs and old fencing, pulled down with an excavator and thumb and hauled away. Utilities get confirmed off first, and we’ll mark any well so the machines stay clear of it.
